Prologis Dutra II Building 100 reflects what’s possible when carbon reduction, water stewardship, and operational performance are embedded into industrial development from the outset. Designed to meet LEED v4 BD+C: Core and Shell, this 190,871 SF warehouse and 2,000 SF office in Rio de Janeiro achieved a 66% energy use reduction compared to ASHRAE 90.1-2010 and a 440,808 kg CO₂e operational carbon footprint reduction.
Water efficiency strategies deliver measurable impact, including 259,700 gallons of annual indoor water savings and 192,500 gallons of annual outdoor water savings, with native and adaptive landscaping eliminating the need for permanent irrigation.
Notable LEED thresholds underscore the project’s performance intent: 100% LED lighting to eliminate mercury risk, 90% daylight penetration through skylights covering 4.3% of the roof area, 8.5% EV-ready parking capacity with smart grid-connected chargers, 37.3% recycled content in permanently installed materials, and advanced energy metering to enable real-time optimization.
